Where can I find lawyers who speak CHINESE??

I live in South Carolina & need a lawyer who specializes in ESTATE PLANNING but can speak Chinese too, preferably Cantonese. I know there are lawyers in New York and California who speak Chinese but I need a lawyer who is also licensed in South Carolina. I’ve been searching and found a laywer in New Jersey who also is licensed in New York and Florida but he can’t help me. Any information can help me search better or if you know of a lawyer who can do so. Thanks!

Can a lender select a buyer of his choice before foreclosure of a loan?

We have got documentary evidence to prove that the lender’s asset realisation officer and our real estate agent were colluding to sell our home to a phantom buyer. After feeling suspicious, we enlisted another agent and he managed to get a buyer with a higher price. The lender’s officer initially allowed the sale to go through but back-flipped after the first real estate agent informed the lender’s officer that I would be given the option of a lease-back by the other agent’s buyer, which I could ill-afford. The lender’s officer forced me to sell to the phantom buyer with a promise of a ‘loan’ (approximate value $100 000.00) for settlement purposes only. The advance or ‘loan’ would be recovered from me after settlement. If I did not agree to their shrewd plan, the lender’s officer would foreclose on our property and arrange for a mortgagee in possession (mip) sale. They very well know that I have no money to engage a good lawyer to sue them for damages (financial and mental).
Initially our auction was sabotaged. Agent forced me to sell to phantom buyer, far below market price. I told agent, if I could not get my price, I could refinance. A week after, I was black-listed by the officer, blocking this opportunity.. The officer sent a valuer, agent influenced valuer to lower price of property, thus diminishing equity. Agent said no one was interested in my property except the phantom buyer. I managed to get a document, showing the officer asking agent to oversee my eviction and also keep the keys in the agent’s office. Also, I managed to get hold of an exclusive auction agency agreement signed by the agent, ready to be executed by the lender’s officer. My lender is a huge organisation, not a one-man operation. The agent and lender’s officer had built a good rapport. Eventually, I managed to refinance with lenders of the last resort with high rates, caused by my first ever bad credit rating. It was listed with intent by the officer to corner me.

When applying for a mortgage at a young age as a soldier my girl wwas tranferred to my installation so we plan to move in together when the financing came around my real estate agent asked the question were we married and we stated no and the agent ask will you get married some day and we said probably so. So the agent advised us to sign as a couple which I now know was bad advise. Because the relation didn’t work after 18 months. and now my ex girl is sueing for half interest in the house after 25 years of no payment on the mortgage or upkeep of the property–I plan to represent myself in court due to the lack of fund to hire a lawyer. I do not see her as co-owner. She left the house in 79 and expressed no interest in the house an d took all household goods. I beleive she’ve been compensated for the limit $ invested at closing. She is filing co owner. Any advise.

I am a sophomore at the University of Toledo and just switched my majors into paralegal (after which getting my degree, plan on going to law school and become a lawyer). I have an Estate and Probate Administration class right now that I am very interested in. What type of questions should I ask my self if this is possibly the specialization I want to practice? Is there a lot of numbers and math involved in this specific type of law? Is the salary good? Should I take any certain types of classes, outside of the mandatory law ones I have to take to get my degree from the University, like business classes? I need some guidance and perspectives on this one!

I have just bought another house and I would like to rent the house I have now out. Its paid for and everything in it is updated. What are some things I would have to do if I wanted to rent it out (legally)? Do I have to get the house inspected? What do I do about utilities? Do I have to do a credit check? I don’t mind whomever rents it having pets because I know how hard it is to find homes these days that will allow pets, but what should I do if a pet was to destroy something? The house is insured. What would I be finding out if I had to run a credit check? What should I red flag or note? Do I make the lease or does a real estate agent or a lawyer? I know this is alot to ask, but I plan on getting professional help. I just want to see now what I may be getting tied up in. I don’t want to sell this house because the economy and real estate is VERY VERY bad where I live and many many people are looking to rent. Any tips or things I should no feel free to tell. The lot used to be residential with a mobile home. That home is not there anymore. It was also used for manufacturing and retailing concrete statues for about 40 years. There is a two story work building. We are in the process of cleaning up the property. The owner of the home building company approached me. I did not know if I should hire an appraiser or lawyer or see a real estate agent or what. Thanks for your help.

Should I sue the people who made me late?

Earlier in the week I had a big, very important meeting planned with a prospective client. Key word is "planned". The problem was a huge car wreck occured and put traffic to a complete stop. It wasn’t till an hour or so to move traffic again, and by that time, I had missed my meeting.

Sure, I called on my cell phone, but alas, it was no help. They were pinched for time and had to move on with their other business plans. I completely had a golden opportunity taken away from me. Not only that, I was counting on this commission to pay off my BMW.

My question is, I want to sue the people responsible for the accident, or the estates if they are dead, for the amount of commission I would have received. Clearly they are at fault, and my lawyer says I have a pretty good case actually. So, should I go forward with this lawsuit? I was so stressed and upset waiting in traffic, I think I might add a "pain and suffering" along with it as well.

Construction/Real Estate Nightmare…?

Hi. I’ve got an appontiment with a lawyer later in the week, but I’m getting an ulcer from worrying about this! Several months ago my husband and I decided to buy a modular home. We found a contractor who did a method of setting the house that was less expensive with less risk of damage than craning it on the foundation. There were some changes we made to the houseplan and paid for the engineering charge. The only contract we have in regards to the house itself is a signed receipt from the contractor showing we paid that engineering fee. We also approved the other choices for the house (like paint color, door style, etc.). Otherwise we had no contract that specifically spelled out our obligation for the house. We did sign a contract for the construction of the foundation and setting of the house and concrete work, etc. Well, when the guy put the foundation in there were many things wrong with it. It was not built to the engineering plans at all. Please see below for more details…
We told him it would need to be fixed and the engineer would have to tell him what needed to be done to fix it. He refused to pay for it and said it would be fine and there was nothing wrong with it blah blah blah so we paid for the re-engineering. The engineer couldn’t believe anyone would mess up the foundation so badly. After showing the contractor the new plans he sort of led us to believe he couldnt’ read the plans and was having to wait for someone else to explain to him what they said. Even after he got back to us he said he was willing to do half the work required.

So our confidence that he is going to be able to finish this job is completely blown. I am having nightmares about him trying to put this house together and just RUINING it. The foundation should have been the easiest part. Most of the bolts holding down the mudsill were either not in the wood at all or so close to the edge that the side of the wood was breaking through (and that mudsill is what the house gets bolted to and he was willing to put our house on that).
Anyway, we want out of this deal. He is clearly incompetent. He wants us to buy the house and have someone else set it - we don’t want to. We feel like he is a dealer for the manufacturer and he can just sell it to someone else and keep our engineering fee.
What do you think our recourse is and are we liable to buy this house from him or pay him for what he put down to have that house built like he is claiming?
He is definitely licensed, but it’s funny, when we were trying to get a loan for this it came up that he had some serious credit issues because he refused to pay interest on several construction loans he got to build spec houses and so now his business is in his wife’s name. He is definitely trouble. I know we should have looked into his background before doing busines but it’s too late to go back now. We are much smarter after this experience.
