I plan to open a discount real estate firm next year, what should I do to help make it successfull?

Would you recommend a C-Corp? S-Corp? I need want to be able to provide benefits to 1099 employees if they want to buy them from me as well. The firm will be a broker only firm and charge less than the standard 6% (not going to disclose our rate yet). I have started working on the business plan but am not finished. Anything I can do to help make it successfull?

Alright, a little background…I am getting my degree in Design currently and I have about 1 year and half to go. I plan to get my Masters in Real Estate Development and my career plan is to open a firm which flips houses and sells them for profit. I don’t know what I can do in the meantime but, I was thinking of starting small by doing an interior decorating business. Any ideas?

I would like to find a qualified and honest private investigator to investigate steering and sabotage being engaged in by a real estate brokerage company. I had one firm and I believe there was a conflict of interest and they ‘took on the case’ and then did not charge me (funny, huh?). They emailed and supposedly placed phone calls and shortly after they told me the broker was fully on the up and up (after doing all of this for free, no accepting of money/fee for services rendered) - that broker toured ‘an interested couple’ through my home, the one and only time she did it (in over a year) - it sure appeared that she was informed of my efforts toward an investigation and was trying to appear on the up and up even though she never planned to show the home again.

So, long story short - I need to find a good PI, that is qualified to investiage this for me as there is steering going on.

Help - how do I find one?

Hi - Well it seems we got burned by a nice attorney - he said he would help us settle our Mothers estate and now he has BILLED us "over" $12.000 dollars charging us 295.00 Per Hour on a 25.000 estate and his job is not yet done - we will have fire him today.

QUESTION: what could you recommend .. us to do in hiring another PROBATE ATTORNEY - Estate Planning
attorney - and how we can protect ourselves against law firms overbilling and attorney over billing ? Thanks in Advance just want to protect others before they get what we got a bad attorney.

I bought off plan on the top floor of a building in spain.When it came to paying the 2nd payment and firm committment my estate agent ommitted to tell me that a third floor had been added overhead.The solr siad it is not his problem as we did not instruct him to ask?

Our real estate firm has planned a limited investment opportunity involving a fixed 35% ROI, a 100-day term, all backed by equity in real property.
What type of professional might you recommend for us to use to market this opportunity correctly? Financial adviser? Fund manager? Attorney?

Mortage question - Getting screwed by real estate agent?

Let’s say I own a house worth 150.000 USD that has a 50.000 USD mortgage. I’m planning on selling. Then a salesperson from a real estate office persuades me to exchange my house for a 200.000 USD house with a 150.000 mortgage instead. No other payments have to be made. Let’s say I agree. Can I sue the realty firm? Can I win? What remedies are availible if I win?

I am planning on buying and selling houses for investment, just for myself, not for anyone else. So I do not want everyone else to make commision in my transactions. I understand in California you can replace a 4 years (bachelors) degree for the 2 year experience needed as a real estate sales persons and that I have to take 8 extra classes and pass the brokers state license. My question is:
1) can I, sell a house as a broker and also act as the selling agent?
2) as a broker can I set up my own brokage firm, or I have to work for a franchise?
3) why do most people rather be a sales agent rather than a broker, even though they have to give alot of their commision to the broker?
Also do you know any reputable online broker license classes. Any other info on being a broker is appreciated.

When just starting, can I be a real estate salesperson without a car?

I plan on taking the license exam in November and I need to find a sponsor to do so but before I do I want to know if I will need a car when I start to work at the firm. I know you need one when you have to show a listing.

Should I wait to take the exam until I get the car?
That does make sense but I wonder if I will just be in training before I need to actually go out and show listings.

Can a real estate agent work for more than 1 broker?

I am about to become a licensed real estate agent. I plan to go into regular residential sales because I already have a couple of brokerage firms that I would be interested in working for.

However, I am knowledgable in a certain niche area (horses) and I know of a real estate company that specializes in equestrian properties only. That seems like a natural fit for me, and equestrian properties tend to go for big bucks, but the properties are really spread out location-wise, so I don’t see how I could do that full time, unless I feel like driving 8 hours to show a property to someone! It seems to me like those sales would be few and far between; I imagine working for a local residential brokerage would be feasible as well.

Before I approach the equestrian properties company, I need to know: can I work for two brokerages?
