Texas Real Estate Questions… Please Help…?
Nancy intends to sell her home. A few of her neighbors have mentioned that they know some folks who would love to buy the house. Nancy is interested in the idea of selling her house herself, but she is also concerned about her ability to effectively market the property if that does not work out .
1. What type of listing agreement, if any, should Nancy consider entering into with Ron, her broker of choice? Why?
2. Presume that Ron and Nancy enter into an open listing, Ron finds a buyer willing to buy on the precise terms of the listing agreement, yet Nancy refuses to sell. Could Nancy owe Ron any money? Why or why not?
3. Assuming Nancy doesn’t need marketing assistance, what other benefits would she receive from entering into a listing with Ron?
4. Ron’s brokerage firm only represents sellers. What is this arrangement called? Why would a brokerage firm create such a policy?
Chris is selling his home and plans to list it with his friend, Ryan, a licensed broker. Chris would also like Ryan to permit his friend Lissa to help with marketing the property.
5. If Chris enters into a listing agreement with Ryan that permits Lissa to market the property, what type of relationship is created between Lissa and Ryan? Why?
6. Assuming that Ryan belongs to an Board of Realtors MLS, does his posting the listing on the MLS service create a blanket offer of subagency to the other MLS members? Why or why not?

We moved out of our house to facilitate our real estate closing, now the deal has fallen apart.?
It turns out our RE agent did not have a firm letter of approval from the buyers he had a pre-qualification letter. We took our agent at his word and moved out. It turns out the buyer was pursuing a zero down loan through the USDA and was an extremely shaky buyer. We feel our agent should have checked off, the financing contingency in the buy sell agreement by performing his due diligence and making sure the approval letter was a formal letter and not a pre-qualification letter. We have over 10,000 in moving expenses and now we have to move back into our house. We have also just wasted the prime summer selling season on an unqualified buyer, and we have also lost out on the house we were planning to buy, much less the inconvience of moving out of our house into an interim apartment and now having to move back into our original house. Our realtor is taking no responsibility and is blaming the problem on the buyer’s mortgage lender. Any feedback would be appreciated.
Best place(firm) to start a real estate career as a realtor?
I have been doing some research on the various residential real estate firms out there pertaining to starting my career as a real estate agent. I’m looking at the Chandler, AZ area; near Phoenix and some of the firms i’ve noticed there are Keller Williams, Remax, Coldwell Banker, and Realty Executives. I really know that area well and enjoy it there. KW seems to have a solid program for new agents but what about the others, does one have a better repuatation than another in terms of helping new agents getting started? How about the pay structure? Do any firms offer group benefit plans? Which is best/worst for "office" fees? As a new agent, given the current state of the economy, what number of sales can a new realtor expect in their first year or what can they expect to "take-home" in their first year on average?
Also, I’m thinking of eventually getting my broker’s license after 2-3 years and say for example I start out with Coldwell Banker but end up franchising as a part of Remax, is this normal? Once I would start my own franchise, I assume i’m the only realtor there until I hire others and build it up? Do the franchiser’s assist in building the new franchise with staff support/agents? On average, how much capital does it take to start your own franchise?
I’ve got plenty of questions and any and ALL of your input is greatly appreciated!!
What was your first year in Real Estate like?
I graduate with my Bachelor’s in August and want to pursue Real Estate school after graduation. I can sell anything, and am GREAT with people. I’m a hard worker and would be one to have my phone on my all the time getting back to clients and accommodating them.
I would just like to know about your first year in real estate. Advertising, what you made, what working for a broker was like.
I am planning on working for a big firm after I finish school, they have the most listings where I am. Of course I am not expecting to get hired there, but I would like to work for a big firm.
Please do not answer if you’re just going to belittle my career choice. That’s mean.
Can you start a career as a real estate agent with bad credit?
I am planning on getting my license and was wondering if that will get in the way of it or of being hired by a real estate firm. Or if it will hinder the start of my career.
Thanks!
Should I become a real estate agent?
I heard the real estate agent exam is very easy should I become a real estate agent at this time? I’m in NYC will the market recover? Since the houses are so cheap why aren’t people buying now? Will there be mentors to help me through out my real estate career? I’m planning to become one by going to the training sessions in Century21 or should I apply a job in a private firm? Is it hard to become a real estate agent at this time? I’ve heard people closing down their realty offices because they can’t sell one house in a year. Should I step into this career? or not waste time on it since there’s so many competition. Any advices from experienced agents are helpful thanks.
Real estate trend in Hyderabad?
Dear All,
I’m working for an IT firm in Mumbai. I would like to invest in a premium property such as Villas, Duplex, Luxury apartments etc, in Hyderabad. Although, i have no preference regarding location of the property, i am interested in West and North of the city. Couple of my contacts / friends suggested Gachibowli and Kompally areas for potential investment. However, i’d like to take views on the same.
(1) Potential of Gachibowli and Kompally areas
(2) Current market price, as a benchmark for my understanding
(3) Prevailing rentals in these areas - As i am planning to let out the property
(4) Negotiation probability with developer (considering the slump in real estate market)
(5) Finally, anything i need to watch out for
Thanks in anticipation of your help.
Regards
